About

DEDICO's principal, John Green, has been involved in property development for over 25 years, over which time he has earned the confidence, respect and trust of some of Australia's most successful property developers. With an extensive professional network, unequalled skill set and the kind of insight only gained by vast experience, John leads each project to its successful and timely completion with rigorous commitment and extraordinary dedication.

John's professional background as a Quantity Surveyor has provided a sound base from which he has gained a wealth of experience. John was a Senior Director for over 10 years at one of Australia's largest Quantity Surveying practices, where he both established and was director in charge of the Project Management division. Later John held roles as General Manager Development with two leading Sydney companies and currently is non-executive Chairman of ASX listed Trafalgar Corporate Group Limited. During his career John has developed a proven track record in all aspects of property development and project management from sourcing projects and project delivery to leading successful sales and leasing campaigns, thus providing DEDICO's clients with the advantage of a "one-stop-shop" or an individually tailored service for the delivery of their project.

We have the skill, knowledge and reputation to access and select consultants from a wide range of property development networks, from legal and financial to town planning, architects, engineers and interior designers to graphic designers and sales and marketing professionals.

Our keen understanding of the development process ensures risk management strategies are in place, the planning approval strategy and process are tailored to suit the project objectives, all contract documentation from Development Agreements and Finance Agreements to Consultant and Building Contracts and Contracts for Sale and Leasing is carefully briefed, co-ordinated and supervised, and project deadlines and budget are maintained, thus placing us at the head of the field.

Following is an impressive overview of current and past projects, in which John has held the predominant role of development and project manager. The current developments are being entirely overseen by DEDICO.

Current
72-86 Bay Street, Botany

DEDICO sourced this 7,775m² site for its client East Asia Property Group and is providing Development Management services for the project. The project comprises 160+ residential apartments in a soon to be rezoned "pocket" in Botany close to Booralee Park and Botany Aquatic Centre.

DEDICO has established a consultant team specific to the role of achieving a planning approval that creates a point of difference that will be valuable to potential purchasers and within a budget that protects apartment "price points". The objective of the sales and marketing campaign will be to highlight the projects valuable and unique points of difference to potential purchasers at price points comparable to its competitors.

Avantra at 659-669 Gardeners Road, Mascot

Dedico sourced and amalgamated three sites in the soon to be re-zoned Mascot Town Centre Precinct, creating a development site of 8,757m2 that will yield 350+ residential apartments. We are providing Development Management and Project Management Services for our client, Longton Capital, to develop this exciting residential project. It will be unique to Sydney by incorporating technology that provides convenience of lifestyle and the integration of Longton’s innovative iButler concept.

Uptown Apartments at 1-31 Victoria Street, Roseville

Following the commencement of Dedico’s services at 659-669 Gardeners Road, our client, Longton Capital, requested we provide Development Management and Project Management Services for its recently acquired project in Roseville. The project will comprise of 200+ residential apartments and will again incorporate Longton’s innovative technology and iButler services.

Former Melbourne Convention Centre, Title Separation Works

DEDICO has been engaged as Client Representative to oversee and manage the tender and contract documentation for Title Separation Works (estimate of works $12m). The title's current improvements include the 400 room Crowne Plaza Hotel and the Former Melbourne Convention Centre. The client's brief is to provide independent infrastructure to each property and separate titles to each property whilst ensuring the 4 star Crowne Plaza Hotel remains fully operational. DEDICO's responsibility has been to establish staging requirements to maintain hotel operations, ensure clear lines of responsibility and risk allocation are covered in the consultant's and contractor's conditions of engagement, advise on insurance cover to best protect project risk and ensure all titling requirements are delivered at completion.

Former Melbourne Convention Centre, Potential Development

In addition to John's role in managing the subdivision works, he is also responsible for management of design development and feasibility studies to prove up the highest value for this 9,000m² site on the fringe of the CBD and Melbourne's Docklands.

Crowne Plaza Hotel, Canberra

DEDICO has been engaged as Development Manager to investigate the feasibility of adding 150 hotel guest rooms to the existing hotel, whilst maintaining hotel operations. DEDICO has successfully completed the feasibility stage, gaining "in principle" planning and Crown Lease approval and rationalization of services, infrastructure upgrades and code compliance requirements.

81-95 Anzac Parade, Kensington

DEDICO has been engaged to prepare feasibility analysis for residential development options for this site. The site will yield approximately 150 apartments, depending on planning outcome. DEDICO's current role is to advise a planning strategy and establish a consultant team best able to deliver the required planning outcome.

Residential Projects
Republic I and II, East Sydney

Considered by many as Sydney's most revolutionary, design driven development, Republic I and II set a totally new benchmark in inner city residential and continues to stand the test of time. The architectural design and advertising campaign were extraordinary and elevated this East Sydney site from emerging to unprecedented desirability.

Lee Wharf, Newcastle

This 5 stage development within the Honeysuckle Project, one of Australia's largest urban renewal projects, transformed derelict contaminated land and buildings to a vibrant new place to live, work and visit. The project comprised 250 harbour front residential apartments, an 80 room serviced apartment/hotel and commercial buildings providing 20,000m² of net lettable area. A successful marketing and sales campaign promoted the new cosmopolitan lifestyle Lee Wharf had to offer, resulting in a significant premium in sales prices compared to its competitors.

SouthPoint Apartments, Hillsdale

Ingeniously branded as ‘between the bay and the beach', SouthPoint apartments displayed simple, spacious and refined architecture, intelligent floorplans and good quality finishes. The forceful marketing campaign repositioned Hillsdale as a desirable location and along with cleverly designed apartments and a successfully rebranded shopping centre, achieved prices that were well above what the area had ever previously achieved.

Aquarelle, Milsons Point

Comprising of 31 luxury harbour front residences, the challenge of the project was its close proximity to a revitalised Luna Park. The success of the project relied on promoting a residential product with interior finishes that surpassed competitors, whilst delivering this product within the budget allowance. A marketing campaign that focussed on interior design and the flexibility to work with the interior designer achieved a sell-out of all apartments prior to completion.

Hotel
Hilton Hotel, Sydney

The transformation of the "old" Hilton Hotel to its current iconic status was managed from Hilton's brief…."with a clean sheet of paper how do you transform the hotel to provide a gateway to Asia and conferencing and a guest experience second to none in Australia". The design competition, planning outcome and design development to tender was the responsibility of John and his team, and the result speaks for itself.

Intercontinental Hotel, Melbourne

All contract documentation and contract negotiations for this $60m refurbishment were creatively managed, delivering a project that not only provided design excellence but was delivered both within budget and within the client's very tight "shut-down-open for business" commercial drivers.

Marriott Hotel, Sydney

The owner of the hotel required the property to be refurbished to the value of $40m, whilst maintaining hotel operations. The project brief was to define the scope of works required to meet Mariott's requirements and work within the client's approved budget limit, and to stage and deliver the works in order to minimize impact on existing operations whilst meeting the tight commencement date required under the Management Agreement with Marriott. The works were completed on time, on budget and to the satisfaction of Marriott.

Commercial and Retail Projects
SouthPoint Retail, Hillsdale

This project involved the refurbishment and repositioning of an existing 14,000 NLA neighbourhood shopping centre. Responsibilities included project delivery and the leasing negotiations securing new anchor tenants and fully leasing the specialty shops. The centre was separately titled from a Residential Stratum above and on completion of the works was sold to a private investor on a bullish yield based on the quality of the lease covenants.

Australian Stock Exchange, Sydney

The proposed delivery strategy and methodology to integrate the tenant's fit-out requirements with the base building works and achieve the tenant's tight timelines for handover was a key component that helped secure the ASX tenancy pre-commit. Contract documents were creatively crafted to de-risk the landlord's exposure and integrate the tenant's requirements in the Agreement For Lease. This $100m "fast-track" project was completed on time and under budget.
