DEDICO was actively involved with the cliend JDH Capital in the purchase of this prestigious site in Macquarie Street, Sydney to develop 70 luxury residential apartments. They key attributes of the site include its location, being close to Circular Quay, the Botanical Gardens and adjacent to the heritage precinct boasting expansive park, harbour and city views.
DEDICO’s role included managing the due diligence process for the property purchase, assessing the controls and opportunities of the existing Stage 1 DA, restrictions and covenants on title that need to be taken into account in the redevelopment and providing feasibility analysis to advise the client on the “Bid Offer” for the property.
Following the successful purchase of the property in September 2022, DEDICO has selectively established the consultant team for the project and is actively involved in managing the Design Competition for the Stage 2 DA process with City of Sydney Council.
The Design Competition is a critical “value-add” stage for the project, to ensure the winning Architectural Scheme is viable and meets the required controls and maximises the opportunity of the site.
In tandem to the Design Competition process DEDICO assisted the client in sourcing and assessment of senior debt and mezzanine debt opportunities. DEDICO’s role included managing the independent valuation process and assessing feasibility options for alternative facility limits, fees , margins, financial covenants and reviewing and advising on financier terms sheets.
